HVAC SEO is search engine optimization aimed at the two Google surfaces an HVAC company lives on: the local map pack and the organic results underneath it.
On the local side, Google says results are based mainly on relevance, distance, and prominence, that no one can pay for a better local ranking, and that businesses with complete and accurate information are more likely to show up (Google, "Tips to improve your local ranking on Google", accessed September 2026).
Prominence, in Google's description, is things like how many websites link to you and how many reviews you have.
On the organic side, it is your website: the service pages, city pages, and technical setup that decide whether Google can show a page for a query at all.

What HVAC SEO costs
Ahrefs polled 439 SEO service providers in 2023 and found local SEO averaged $1,557 a month, at about $1,819 for agencies and about $1,150 for freelancers.
The same survey found 78.2% of providers charged a monthly retainer, the most common band was $501 to $1,000 a month, and 68.8% charged $2,000 a month or less.
Treat those averages with care: the sample is worldwide and not HVAC-specific, it is from 2023, and Ahrefs assumed every provider charges the top of its own price band, so the numbers lean high.
This consultancy's own numbers are simpler: local SEO is $2,500 a month with a 6-month minimum, and CRO plus local SEO is $5,000 a month, also with a 6-month minimum, which is the main offer.

Local SEO vs organic SEO for HVAC
Local SEO is the work on your Google Business Profile and the map pack, organic SEO is the work on your website's pages, and an HVAC company needs both.
Local: the map pack
- Your profile, categories, reviews, service areas, and photos.
- Fast feedback, and the profile can win the call on its own.
Organic: the website
- Service pages, city pages, speed, schema, and content.
- Slower to build, and it is where the service and city pages live.
The profile side deserves respect on its own: SparkToro's 2024 study of Datos clickstream data found just under 60% of US Google searches ended without a click, and almost 30% of clicks went to Google-owned properties like Maps (all query types, US, 2024).

The keywords homeowners actually search
The largest homeowner HVAC searches are repair and "near me" terms: Google Keyword Planner data for the US, as 12-month averages pulled in October 2026, puts "ac repair" at about 368,000 searches a month, "ac repair near me" and "furnace repair" at about 201,000 each, and "hvac near me" and "heating and cooling near me" at about 165,000 each.
"hvac companies near me" adds about 110,000 a month.
Those are national averages, describing countrywide demand, not the calls one company captures in one city.

Service pages and city pages
Service pages target one job each and city pages target one place each, and both fail the same way: thin.
Google's spam policies name "multiple domain names or pages targeted at specific regions or cities that funnel users to one page" as doorway abuse, and list blocks of text naming the cities a page wants to rank for as keyword stuffing.
Google bans the thin versions, not city pages, and gives no safe number; the practical reading is that a city page needs something true and specific to that city: jobs completed there, crews based nearby, the town's permit quirks.
Your Google Business Profile has rules here too: Google says companies that travel to customers should hide an address customers don't visit, can set up to 20 service areas by city, ZIP or region rather than a radius, and should keep the area within about 2 hours' drive of the base.

Technical SEO: speed and schema
Google says Core Web Vitals are used by its ranking systems, and says in the same breath that there is no single "page experience signal" and good scores do not guarantee top rankings.
Google's "good" thresholds are a largest contentful paint within 2.5 seconds, an interaction to next paint of 200 milliseconds or less, and a cumulative layout shift of 0.1 or less, each at the 75th percentile of page loads.
On schema, schema.org defines an HVACBusiness type under LocalBusiness, and Google's guidance is to use the most specific subtypes, several at once where that fits the business.
A shop that also holds a plumbing license could carry HVACBusiness and Plumber together, which is the premise of plumbing and HVAC SEO.
Two cautions straight from Google: markup makes a page eligible for rich results without promising them, and aggregateRating and review markup belong on sites that review other businesses, not your own testimonials.

AI search: AI Overviews and ChatGPT
Google says the only technical requirement for appearing as a supporting link in AI Overviews or AI Mode is being indexed and eligible to show a snippet; that traffic shows up in Search Console under the Web search type.
Google also says llms.txt files are ignored by Google Search, that "AEO" and "GEO" are still SEO as far as Google Search is concerned, and that there is no ideal page length (Google, "Optimizing for generative AI search", updated July 2026).
On ChatGPT, OpenAI says sites that block its OAI-SearchBot crawler will not be shown in ChatGPT search answers, while GPTBot, the separate crawler behind model training, can be blocked independently.
What Google still recommends: allow crawling, keep internal links, keep important content in text form, match structured data to visible text, and keep the Business Profile up to date.
Clicks are the honest caveat: Pew Research Center found Google users clicked a traditional result on 8% of visits to pages with an AI summary, against 15% without one (900 US adults, March 2025, all search types), and the HVAC-specific walkthrough is in AI search for HVAC companies.
Google's mass-production line still applies: generating many AI pages without adding value can violate its scaled content abuse policy.
How long HVAC SEO takes
Google's SEO Starter Guide says some changes take effect in a few hours, others several months, and that a few weeks is the right window for judging a change.
In a 2017 Google video on hiring an SEO, Maile Ohye of Google said SEOs in most cases need four months to a year to implement improvements and see potential benefit.
Neither line is about HVAC, but they are the honest answer, and the reason this retainer carries a 6-month minimum.
Choosing an HVAC SEO company (guarantees are a red flag)
Google's guidance on hiring an SEO is blunt: no one can guarantee a #1 ranking, and if someone guarantees their changes will put you first in search results, "find someone else".
